Do I need to replace or repair my roof?
If your roof is not very old and you spot a few loose or damaged shingles or tiles, you may be able to just replace them. But for broader or more extensive damage, it may be time for a new roof. Roof damage comes in many forms, this is what to look for.

Attic Leaks
Check your attic after severe weather. A leak could mean some shingles are damaged, the underlayment — a protective barrier between your shingles and the plywood of your roof — has failed, or flashing — the material that seals joints on your roof — has deteriorated.

Blistering/peeling paint
Poor ventilation may cause moisture to get trapped in your house, which may cause exterior paint to peel and blister.

Ceiling and wall stains
Leaks from outside the house or moisture trapped inside it can cause stains and possibly mold or mildew.

Sheathing decay
Another issue with poor ventilation and moisture in your layers of roofing materials is the decay of sheathing — also called decking — which is the layer of plywood that forms the foundation of your roof. If you notice a sagging ceiling, broken gutters, leaks or missing patches of shingles, your sheathing may be damaged.

Shingle/Tile damage
When shingles reach the end of their useful life, you may notice they fall off or become cracked, brittle or curled, which means it may be time for a new roof.

Ensure complete protection of your Roof
Get to know the parts of your roof:

Decking (or Sheathing) Radiant Barrier
The most effective radiant barrier sheathing is a structual roof sheathing panel wich consists of anOSB Panel with heat-reflecting foil laminated to one side. When utilizing OSB radiant barrier sheathing, you can reflect up to 97% of solar radiation which translates into an attic heat reduction of up to 30°F. The reduced attic temperature increases the efficiency of attic ductwork which prolongs the life of your heating and cooling systems because there are fewer cycle times.

Underlay Membrane
Drip Edge (Rack Trimming)

Flashing (Joint Covers)
Shingles & Tiles
Made of fibreglass and asphalt, shingles protect the
roof from rain and lend a house character. The default tiles
used by the PACE Program are light weight energy efficiency
clay. Concrete is known to retain heat wich radiets through
out the night, which is why clay is the most energy efficient.

*Can only be done on roofs that have only 1 layer of existing shingles.
When it comes to your roof, roof decking (or sheathing) is one of the most important components. Roof decking is a vital part of the roof structure. Your roof’s basic structure is made up of trusses (rafters/basic framework) and joists (which support the roof and distribute its weight). The trusses and joists, however, are just a frame with empty spaces in between. Roof decking is a flat surface, similar to a floor, that is attached to the trusses and joists. The decking adds an extra layer of protection between your roof and your home, and also provides a surface for the weatherproofing materials to attach to underlayment, shingles, etc.
The most effective radiant barrier sheathing is a structural roof sheathing panel which consists of anOSB Panel with heat-reflecting foil laminated to one side.
Will my decking be replaced?
No. Under the Economy package, no decking will be replaced. Only an additional layer of shingles will be added to the existing shingles.
Roofing underlayment is what lies between the shingles and the roof sheathing, or roof deck, which is typically either plywood or OSB. It’s installed directly on the roof deck and provides a secondary layer of protection from the elements, including rain, snow, and wind. This coating, made of felt saturated with asphalt or a synthetic fabric, protects the shingles against resin released by the wood decking.
Synthetic roofing underlayment benefits
There are four main advantages to installing synthetic roof underlayment rather than felt. Compared to felt, synthetic roofing underlayment is:
- Tough
- Fast to install
- Safe
- Repels water
This coating, made of felt saturated with asphalt or a synthetic fabric, protects the shingles against resin released by the wood decking. Because it’s made of plastic, synthetic underlayment is typically resistant to mold growth, a definite advantage over felt.
Asphalt Composition Shingle
Prescriptive Package
Includes Title 24 compliant shingles.
Our prescriptive roofing option includes a full removal of existing roof down to the existing sheathing. It also includes installation of new exterior shingles and synthetic underlayment. All new flashings and rack trimming. New static vents come standard; replacement of dormers, if requested, will be included.
Flat roofs require either Hot Mop or Torch down. An on site inspection is necessary to determine which method is best.

Will my decking be replaced?
It depends. Decking is usually not completely replaced with your roof. Your roofing experts will examine the decking to look for rot, dry rot, or “flexing” of the boards. If any of these conditions exist, then those sections of decking will be replaced. Any decking in good condition will remain. In the Prescrptive package, up to 2 4′ x 8′ panels of decking will be replace. Additional can be purchased separately.
Can our roofer determine the state of my decking before starting the roof replacement?
Sometimes. If they can access your attic or crawlspace, then they can view the underside of the deck and they generally have a good sense of how it’s holding up. Of course, once the shingles are removed, they may find some additional panels that need replacement, but overall there should be few surprises.

We install a synthetic underlayment for deck protection. This coating is made of felt saturated with asphalt or a synthetic fabric, which protects the shingles against resin released by the wood decking.
Our Prescriptive option includes synthetic underlayment, leak barrier in the valleys, along walls, and around penetrations.
Synthetic roofing underlayment provides enhanced water-resistance and protection from the elements. These products are usually made from long-lasting polymers, which provide added strength and longevity. This type of underlayment is typically moisture-resistant, and when it’s installed correctly, it offers better protection from the weather compared to felt.

Tile Packages
Tile
Prescriptive Package
Performance Roofing includes: Complete tear off of original roof down to the existing frame. All new quality components will be replaced starting with the sheathing.
This package includes full removal of existing roof tiles down to the existing sheathing. Installation of new 60 lbs. felt underlayment. Reinstallation of original tiles, plus replacement for any tiles broken in the process is included. All new flashings and rack trimming. New vents come standard; replacement of dormers, if requested, will be included.
Tile roofing has an exceptionally long life cycle – and is expected to have a greater lifespan than that of the material on which the roofing rests. Tile does not rot or burn, and it cannot be harmed by insects. It requires little maintenance, and comes in a variety of colors, types, styles and brands.
Benefits of Tile roofing
- Beautiful and enduring
- Strong
- Energy efficient
- Versatile
- Sustainable
With a tile roof, the underlayment and flashings are critical as they create the primary water barrier. The tiles are mostly for aesthetics and to help protect the underlayment. Since the tiles, themselves, should last 50 years or more, the underlayment should be of similar quality.
